Veramendi is located in the heart of New Braunfels, TX. You’re just 10 minutes away from Downtown New Braunfels and just 15 mins from Gruene. We’re also nestled right between San Antonio and Austin, so if you need to commute, we’re just an hour drive north or south. Don’t just take our word for it, come visit us!

- New Braunfels is probably best known for its German Texan heritage, which is reflected in everything from the cuisine to the names of some of its streets and the themes of its festivals.

Is the lot price included in the cost of the home?
Yes! The cost of the lot is fully included in the price of each home at Veramendi.

Yes! Most of our builders have homes available for quick move-in. Availability changes quickly, so contact us or visit our Find A Home page for the most accurate information.
What amenities are available in Veramendi?
The amenities at Veramendi were inspired by the nature of the Texas hill country and thoughtfully designed for the community. The current amenities offered include:
- The Ledge: A stunning resort-style pool, splash pad, and so much more! With built-in grills, covered and uncovered decking areas, and fire pits, The Ledge is perfect for year-round enjoyment.
- Parks & Trails: We currently have 5 unique neighborhood parks (with more to come) and scenic trails that weave throughout the community. And our first Regional Park – Word Park- will be coming soon! Visit our Amenities Page for a closer look!
- Winslet Provisions: A joyful place to gather with neighbors, family, and friends. Enjoy a refreshing drink or lite bite to eat while you savor the moment with the people you love.
- breakfast.: A breakfast and brunch restaurant serving the most important meal of the day. Located in Veramendi across from The Ledge, enjoy a delicious meal just a short walk or (golf cart) drive away.
What school district is Veramendi zoned to?
Veramendi is zoned to NBISD – a highly rated school district that includes Veramendi and Lamar Elementary, Oak Run Middle School, and New Braunfels High School.
What type of community events happen in Veramendi?
There’s always something for our residents to enjoy together, we’ve hosted events like food truck days, an Easter egg hunt, and cookies with Santa, just to name a few. You can learn more about events hosted by for our residents in Veramendi and see what’s in store!
Where is the closest shopping and dining?

Is New Braunfels a good place to retire?

Who provides the utilities for Veramendi?
Electric, sewer, and water utilities are provided by New Braunfels Utilities (NBU). Trash and recycle are provided by the City of New Braunfels, but billed through NBU. CenterPoint Energy is the gas provider.
What taxes and HOA fees can I expect?
Veramendi is located in the New Braunfels ETJ and does not collect City Tax; however, it is located within a Water Improvement District that does collect a comparable tax through Utility Tax Service (UTS). You can learn more about property taxes by visiting the Comal County Tax Office website. Information on the WID tax can be found by visiting the Utility Tax Service website.
Cohere is the managing partner of the HOA. The association fees are $55 per month, billed quarterly ($165 per quarter).
